Special Character Areas

The City of Mitcham is a place of diversity in terms of its community, its natural environment, its built environment and its variety of offerings. We have areas which are vastly different from one another – and even different from the broader metropolitan area. This is what makes our City distinctive and it is important to identify these special character areas. The character of an area is the combination of a number of different natural and built form elements.  

It is important to note that character is not the same as heritage.

The Mitcham (City) Development Plan currently contains 37 different zones, with each zone containing different planning policies. The Planning and Design Code will dispense with the majority of these zones with an aim to simplify zoning and standardise policies across South Australia.   

To tackle this, Council is identifying ‘Special Character Areas’ across the City with the intention to advocate and lobby the Planning Commission to create character ‘Sub Zones’ within the Planning and Design Code. It is important that the Council and the community are agreed as to which parts of the City exhibit special character that is worthy of preservation.

It is also important to note that the Special Character Areas identified do not have any legal effect.  They represent concepts and ideas only at this stage and may change following community consultation.  Nor is there any guarantee that the State Government will agree to all or any of the Special Character Areas. They therefore cannot be relied upon for the purposes of future development proposals, land valuation processes and future development potential for any land depicted therein.
